Congratulations on beginning the process of selling your house! You have made it through the countless “we buy houses for cash” offers and have found a good buyer!
Following the date of acceptance both Buyer and Seller have five business days to request modifications to your contract. During this time, the Buyer will perform a professional home inspection and make repair requests. If an agreement cannot be reached during this time, the contract may be cancelled with a return of earnest money to Buyer.
With that being said, my firm is here to do the worrying for you. My firm offers a flat Attorney fee that is only payable at the time of closing . Meaning, if the transaction is cancelled you will not receive an invoice from my firm. Please note, other fees will apply such as title, survey, taxes, etc.
My firm is here for you every step of the way. The firm is always available by telephone, fax, text, or e-mail. Our real estate attorneys personally handle your files (not a paralegal).
Our real estate attorneys are here to help you sell your house fast. We are always happy to have you attend your closings; however, we know you are busy. We offer you the opportunity to pre-sign your documents and skip the closing if that is your preference. We will happily hold your proceeds check at our office for pick up, or send your proceeds via over-night mail or wire for a nominal fee.
